Garrison Lettings: My Property Box expands into Richmond

In 2020 My Property Box looked west of its Darlington base and acquired Garrison Lettings, a letting agency based in Richmond, North Yorkshire.

The deal took the group beyond its Tees Valley heartland and into Richmondshire, and it proved to be a foothold worth having. It was the group's third acquisition, following Holt Estate Agents in Thornaby and Sanderson Lettings in Darlington. The following year My Property Box returned to the same town to buy WardHorne, another long-established Richmond letting agent, and by 2024 it was operating an office in Northallerton too.

Completing a deal in 2020 was no small undertaking, with the pandemic disrupting viewings, moves and market confidence for much of the year. That My Property Box kept buying through that period reflected both its confidence in the regional rental market and a business model built around digital systems.

For Garrison Lettings clients, the transition brought them into a group offering lettings, property management and investment advice, with local knowledge of the Richmond market retained.

The deal also confirmed something the group has repeated many times since: a strong independent agency in a smaller market town can be every bit as valuable as a city portfolio.
